Job Description
The construction technician is responsible for assessing assigned sites to identify potential locations for setting up Jaza Hubs or Shops, leasing these locations, renovating them, and installing all necessary assets. This role is crucial in transforming validated sites into operational Jaza locations, ensuring high-quality standards while meeting acquisition targets.
Responsibilities
- Visit sites and assess their suitability for Jaza Hub or Shop locations.
- Negotiate lease agreements within budget constraints.
- Issue leases and ensure proper documentation and paperwork.
- Build and maintain relationships with key stakeholders in the leasing process.
- Identify and communicate renovation needs for each assessed location.
- Identify and communicate vendor or contractor requirements.
- Ensure adherence to quality control protocols during renovation and installation.
- Ensure compliance with company policies on asset requests and shipments for Hub or Shop furniture installation.
- Verify that acquired sites meet structural and safety requirements before commissioning.
- Maintain company-set quality standards on the acquisition process.
- Flag any quality assurance issues and suggest mitigation strategies.
- Ensure proper completion and submission of quality assurance documentation.
- Maintain a rework rate of ≤5% by following all outlined acquisition steps.
- Provide regular updates to the construction engineer on acquisition progress.
- Present acquisition data and insights during expansion team meetings.
- Document and report key metrics, including leased sites, acquired sites, rework rate, and monthly site rental rate.
- Escalate critical issues that may impact acquisition timelines or quality.
- Contribute to refining acquisition criteria and processes.
Requirements
- Diploma in a relevant field such as construction management or civil engineering
- Experience in property management, construction management, or facilities management
- Demonstrated leadership abilities and experience managing teams
- Strong negotiation skills for lease arrangements and vendor contracts
- Knowledge of construction standards and quality control processes
- Excellent project management skills with the ability to handle multiple projects simultaneously
- Strong analytical skills for evaluating site renovation needs and budgets
- Excellent communication and interpersonal skills
- Ability to work under pressure and meet tight deadlines
- Willingness to travel frequently to remote locations.
